Before finishing a Vancouver basement, how do I make sure it stays dry?

Waterproofing your basement before finishing is one of the most important steps you can take — skip it and you risk ruining your renovation within a few years. In Vancouver's Lower Mainland, where we see 1,200mm+ of annual rainfall and high water tables in many neighbourhoods, moisture management isn't optional — it's essential.

Start with a thorough inspection before touching a single stud. Look for efflorescence (white mineral deposits) on the concrete walls, staining at the base of walls, musty odours, or visible cracks. These are signs of active water intrusion. If you see any of these, you need to address the source before finishing — not after. A waterproofing contractor or structural engineer can assess whether you're dealing with surface condensation, lateral water pressure through the walls, or water coming up through the slab.

The most effective long-term solution is exterior waterproofing — excavating around the foundation, applying a waterproof membrane to the outside of the concrete, and installing a drainage layer and weeping tile that drains to daylight or a sump pit. This addresses the problem at the source. In Metro Vancouver, exterior waterproofing typically runs $15,000–$40,000+ depending on access, lot size, and how much of the perimeter needs treatment. It's disruptive and expensive, but it's the gold standard.

If exterior work isn't feasible (tight lots, mature landscaping, cost), interior waterproofing is a practical alternative. This involves installing an interior drainage channel at the base of the walls, a sump pump with battery backup, and a vapour barrier system. Interior systems don't stop water from entering the wall — they manage and redirect it before it reaches your finished space. Cost typically ranges $8,000–$20,000 for a full perimeter system in Metro Vancouver. Make sure your sump pump has a battery backup — power outages during heavy rain events are exactly when you need it most.

Regardless of which approach you take, vapour control on the walls and slab is non-negotiable. The BC Building Code (BCBC 2024) requires a vapour barrier on basement walls and floors before insulation and framing. A 6-mil polyethylene sheet on the slab, and either rigid foam insulation against the concrete walls (which also acts as a thermal and vapour break) or a dimple mat system, are both accepted approaches. Avoid fibreglass batt insulation directly against concrete — it holds moisture and grows mould.

Don't overlook your grading and gutters. The ground around your foundation should slope away at a minimum of 1:20 (5%) for at least 1.8 metres. Your downspouts should discharge at least 1.8 metres from the foundation — ideally into a French drain or rain garden. Many Vancouver basement moisture problems are solved simply by correcting drainage at grade level. This costs almost nothing compared to interior or exterior waterproofing.

One Vancouver-specific note: many Metro Vancouver municipalities — including the City of Vancouver — require sewer separation (disconnecting your footing drains from the sanitary sewer) during major renovations.
